Thoughts for the Week: Mortgage rates are holding steady in the low sixes this week, with most sources showing 30-year fixed averages between 6.0 and 6.3 percent — the lowest range we’ve seen in about a year. While the market is anticipating a possible Fed rate cut later this week, lenders have already priced in much of that expectation, so it’s unlikely we’ll see a major additional drop in mortgage rates right away. Buyer demand remains relatively stable, with mortgage purchase applications only slightly down in the latest report, showing that even with better rates, many buyers are still being selective and watching pricing closely. Nationally, pending sales data from September showed slower activity and longer days on market, which lines up with what we’re seeing locally: homes that are priced right and show well are still moving, but those that overshoot the market are sitting longer. For sellers, this is the time to stay competitive — refresh your listing photos or headline if engagement has dipped, and consider small, strategic price adjustments or temporary rate buydown incentives to attract today’s more payment-sensitive buyers. As we head into November, we’re watching for any post-Fed reaction and a typical seasonal slowdown, but Spokane’s market remains active for well-presented homes.
