We only had one private showing last week, and overall feedback continues to be positive on presentation and condition. The main points coming up are pricing sensitivity for buyers who are still early in their search, concerns about the home feeling a bit small for some clients, and comments about neighboring window exposure impacting privacy. Overall, interest is there, but buyers are still comparing options and price sensitivity remains the main factor.
Inventory continues to rise, giving buyers more options and making them increasingly selective. As of late May 2026, Spokane has roughly 1,700+ active listings, with homes averaging around 20–35 days on market depending on price point. Median sale prices are holding in the mid-$350Ks to high-$370Ks range, with slight year-over-year softening in some segments.
We’re seeing buyers focus heavily on value, often requesting concessions, repairs, or price adjustments—especially when properties need updates or don’t clearly stand out. Investors and rental buyers are also being very strict, comparing every listing against other available options.
