Last week's showings

We had two showings on the calendar. One cancelled on a scheduling conflict, so we only got feedback from the other one — but it was useful feedback.

The buyers liked the house. What stopped them was fit: their furniture is larger than these rooms comfortably take, and they were leaning toward a different neighborhood. Nothing about condition, nothing about how the home shows.

With activity this light, and buyers comparing us against everything else available, I think it's worth talking about a price adjustment. Right now we aren't giving anyone a reason to look closer.

What I'm watching in the market

The bigger local story is the recent fires and what they do to the market over the next few months. It's early. There isn't reliable data yet on demand, inventory, or pricing by area, and anyone telling you otherwise is guessing.

What I can see is a split. Some buyers are moving faster, wanting to lock something in before conditions change. Others are holding off until the picture gets clearer. Same news, two reactions.

For a seller, that means motivation is going to come down to the individual property and whether the price makes sense to that buyer. So I'm tracking showing activity, feedback, new inventory, and how quickly homes are moving — and we'll adjust based on what buyers actually do, not on headlines.
