A brand-new analysis from Zillow released last week highlights that we are currently operating in a "two-track" market. The data shows that desirable, well-positioned homes are literally "gone in 7 days." In fact, homes that go pending within their first week are 2.6 times more likely to sell above asking price. However, the gap between homes that sell quickly (averaging 19 days) and those that sit on the market (averaging 56 days) is the widest it has been in years. This means getting our pricing and digital presentation perfect from Day 1 is more crucial than ever.

Locally, the Spokane market continues to reflect this competitive environment. Well-prepared homes are moving to pending in an average of 29 days. Even with the shifting national landscape, Spokane’s sale-to-list price ratio remains incredibly strong at 99.5%, proving that buyers are still willing to pay a premium for the right property.
