Inventory in Spokane remains elevated, with homes averaging about 30–45 days on market, reflecting a noticeably slower-moving market compared to recent years. Median home prices are generally holding in the mid-$350Ks to low-$400Ks depending on the data source, with slight year-over-year softening in some segments. With more choices on the market, buyers are taking longer to decide and are becoming more demanding in terms of condition, updates, and overall value before moving forward. We’re also seeing this behavior reflected in our own buyer clients, who are taking more time to compare multiple properties and carefully evaluate whether a home truly justifies the price before committing.
