We had 2 showings over the past week, along with another buyer who had to cancel due to a schedule change but is hoping to see the property toward the end of this week. One of the showings was from buyers who were actually considering the home for themselves. They thought it was a really beautiful home, but ultimately felt that the lack of a two-car garage and the smaller bedrooms did not work for them. We’re still waiting on feedback from the other showing. We also had 16 total groups come through the open house. With this level of activity and additional buyers still interested in seeing the property, I think we can wait and see what the showing activity looks like this week before making a price change. If you decide to reduce the price to $550,000 toward the end of the week, we can always mention the reduction to the buyers who want to see it and see if that helps entice an offer.
The recent Spokane-area fires have understandably created some uncertainty in the housing market, particularly for buyers and sellers who were directly affected or are considering areas impacted by the fires. The fires destroyed hundreds of homes and added another layer of concern to an already slower-moving market. Even with that disruption, however, we are continuing to see encouraging signs that there is still demand for the right properties.
In fact, one of our listings recently went under contract in less than 24 hours, and our newest listing is already getting a lot of traction and buyer interest despite the current market conditions. That tells us that buyers are still out there and ready to act when they find a property that is priced well, shows well, and fits what they are looking for. The market may be slower overall, but the demand has not disappeared. For sellers, this continues to reinforce the importance of pricing and positioning correctly from the start so that your property stands out and captures the buyers who are still actively looking.
