We had a very successful open house this past weekend with a total of 5 groups through the home (3 on Saturday and 2 on Sunday), and feedback was all very positive, with one group showing strong interest and potential follow-up this week. We also had 1 private showing scheduled, but it was canceled due to a scheduling conflict. Overall, there continues to be strong interest and great momentum—excited to see how things progress from here and will keep you updated as more feedback comes in!
General Update: We are seeing a clear shift in market conditions where homes are generally sitting longer and inventory levels are higher than we’ve seen in recent years. Nationally and locally, the market has moved away from the fast-paced environment of prior years into a more selective, price-sensitive phase where buyers are taking more time and being more cautious with decisions. Current data also shows that homes are staying on market longer, with many areas trending toward extended days on market as buyers regain leverage and act more deliberately rather than urgently. That said, there are some encouraging signs emerging. Recent geopolitical developments and easing uncertainty in global markets have already contributed to positive movement in financial markets, including the 10-year Treasury yield. If these trends continue, they could help ease mortgage rates and improve buyer activity and affordability in the coming months.
Across all segments, the strongest demand continues to be for properties that are move-in ready or income-ready—residential homes that require minimal work, rental properties that can immediately generate strong ROI, and land parcels that are build-ready with utilities or clear development potential. In today's environment, investors in particular are becoming increasingly selective, prioritizing opportunities where returns are more immediate and risk is lower, which continues to shape buyer demand across the market. While conditions remain challenging in some segments, any improvement in financing conditions could help bring additional buyers back into the market.
