We’ve recently updated the marketing materials with new exterior photos to better highlight the home’s curb appeal and overall presentation. So far, we haven’t received any new showings, but we have seen a noticeable increase in online activity and renewed interest since the updates went live. In the current market, there is still strong competition in the neighborhood. Three comparable homes recently closed last week (4511 E 40th Ave, 5206 S Willamette St, 3778 S Aldo Rd). There are no new recent pending sales last week, and the 3 current pendings were in contract about 2–3 weeks ago. We also followed up a third time with the potential buyers who previously showed interest, but we have not yet received a response back and there is still no indication of an offer at this time.
One of the most consistent themes we’re seeing right now is buyer sensitivity to price. Across multiple listings, buyers are frequently commenting that homes feel “a bit high” relative to what else is available, especially as inventory has expanded. Inventory in Spokane remains elevated, with homes averaging about 30–45 days on market, reflecting a noticeably slower-moving market compared to recent years. Median home prices are generally holding in the mid-$350Ks to low-$400Ks depending on the data source, with slight year-over-year softening in some segments. With more choices on the market, buyers are taking longer to decide and are becoming more demanding in terms of condition, updates, and overall value before moving forward. We’re also seeing this behavior reflected in our own buyer clients, who are taking more time to compare multiple properties and carefully evaluate whether a home truly justifies the price before committing.
