We held an open house this weekend, but interestingly, we had no attendees. While our digital traction remains strong, the local $600K+ market saw a major shift last week with two new listings going pending almost immediately. Looking at the successful Pending on 4144 E 41st Ave, it’s clear that buyers are currently gravitating toward very specific on-trend aesthetics. That property, along with the one on 5616 S Glendora Dr, hit the market and secured buyers within days. Because nothing else has sold in the neighborhood for weeks, it’s a sign that the current pool of buyers is very small and extremely reactive to'new-to-market inventory with specific modern styling. I’m analyzing our photography and presentation to see if we can highlight our custom Paras luxury in a way that competes with these snazzy newer trends.

As we move deeper into the spring market, the digital "traction" your home receives is a major leading indicator of our final result. According to a recent analysis, there are specific benchmarks we want to hit on Zillow to ensure a fast, top-dollar sale. Listings that attract 250 daily views, 5 daily saves, or 10 daily shares typically move to pending status within just one week. If we can push those numbers to 500 views or 10 saves per day, the likelihood of selling above the list price increases significantly. To help drive this interest, we are focusing on highlighting the modern features buyers crave right now—like outdoor living spaces or updated countertops—which can help a home stand out and command a premium. This digital strategy is more important than ever given the current economic backdrop. Locally in Spokane, the market remains active but steady, with homes currently going to pending in an average of 29 to 42 days. While some markets are seeing price softening, Spokane’s sale-to-list price ratio remains strong at 99.5%, showing that properly positioned homes are still holding their value. We are keeping a close eye on our daily engagement metrics to ensure we are hitting those "magic numbers" that lead to a successful spring sale.
