We had 2 showings over the past 7 days, with 1 additional showing taking place today. Feedback from the 2 completed showings did give us some incite on what buyers are expecting right now. One buyer felt the location was not the right fit, while the other felt the kitchen looked only partially remodeled because the original cabinets remained. The flooring was viewed positively, but the yard was a significant detractor, and the overall feedback indicated that the list price feels high relative to what buyers are able to find elsewhere. There were no comparable properties that sold or went pending last week, so there is limited new activity to use as a benchmark. Let’s go through with today’s showing and see how that goes but so far the third bathroom hasn’t been enough to move the needle for the buyers we’ve had come through and they’re comparing it against similar 2 bath options.
This week, the biggest factor we’re watching locally is the impact of the recent fires and how they may influence the real estate market in the coming weeks and months. It’s still too early to know exactly how this will affect buyer demand, inventory, pricing, or specific areas, and we expect the market response to become clearer over time. What we’re seeing from buyers right now is a mixed reaction. Some buyers feel the uncertainty is a reason to move sooner and secure a home before conditions potentially change, while others are taking a more cautious approach and choosing to hold off until they have a better sense of how the situation develops. In other words, we’re seeing both sides of the story—some buyers are becoming more motivated, while others are becoming more hesitant.
For sellers, the key takeaway is that buyer motivation may become more dependent on the individual property and its perceived value. As we watch the market respond to the fires, we’ll be paying close attention to showing activity, buyer feedback, new inventory, and how quickly properties are moving. There’s no clear way to predict the full impact yet, so for now, we’ll continue watching the data and adjusting our strategy based on what buyers are actually doing rather than reacting prematurely.
