We had 3 groups come through the open house. One group was a family who was just beginning their home search and felt the condo was a bit smaller than what they were looking for. The other two groups were from the neighborhood and condo association, and both had very positive feedback, commenting that the condo showed well, was priced appropriately, and had particularly attractive hardwood floors. In addition, we spoke with another neighbor who was curious about the property, and after discussing the pricing, finished basement, and overall size, they also felt it was well priced. Overall, the feedback continues to reinforce that buyers and neighbors alike see strong value in the property, and we’ll continue generating exposure and keeping you updated on any new interest or activity.
Across the Spokane market this week, buyer behavior continues to show a more “wait-and-verify” approach, where showings and inquiries are still happening but conversion into offers is taking longer. Many buyers are entering the market with stricter internal thresholds and are quick to move on when a property doesn’t immediately align with perceived value, which is creating a noticeable gap between initial interest and actual offer activity. This is especially evident in mid-tier homes, where buyers are comparing multiple options more heavily before committing.
Another trend we’re seeing is increased sensitivity to monthly carrying costs, particularly with insurance, interest rates, and repair risk all factoring more heavily into decision-making than in previous years. Even well-presented homes are experiencing more negotiation attempts or delayed decision timelines as buyers try to reduce upfront financial exposure. Overall, activity remains steady, but the decision-making process has become more cautious and analytical across most segments of the market.
