We're off to a good start with your listing. Since hitting the market, your home has already generated a fair amount of online and social media activity. We hosted an open house with no attendees and had one private showing. The buyer feedback was positive regarding the price. Their only concerns were the lack of RV parking and limited guest parking. As for market activity, 3 comparable homes have sold and 2 have gone pending within the last 30 days, showing that buyers are still active when a property meets their specific needs. One of the most consistent themes we’re seeing right now is buyer sensitivity to price. Across multiple listings, buyers are frequently commenting that homes feel “a bit high” relative to what else is available, especially as inventory has expanded. Inventory in Spokane remains elevated, with homes averaging about 30–45 days on market, reflecting a noticeably slower-moving market compared to recent years. Median home prices are generally holding in the mid-$350Ks to low-$400Ks depending on the data source, with slight year-over-year softening in some segments. With more choices on the market, buyers are taking longer to decide and are becoming more demanding in terms of condition, updates, and overall value before moving forward. We’re also seeing this behavior reflected in our own buyer clients, who are taking more time to compare multiple properties and carefully evaluate whether a home truly justifies the price before committing.
