As we settle into mid-January, the market is clearly starting to wake back up after the holiday slowdown. Nationally, inflation continues to cool with CPI holding around 2.7%, which helped mortgage rates briefly dip just under 6% last week before settling back into the low-6% range. Even that short dip mattered, as buyer purchasing power has improved noticeably compared to mid-2025 and demand tends to respond quickly when rates flirt with the high 5s. Inventory growth nationally has also slowed fast, now running closer to 10% year over year as fewer sellers list during the winter and price reductions remain common. Locally, we’re seeing that seasonal shift play out in real time — buyer activity in our own business has picked up quickly compared to last month, while Spokane inventory has dropped significantly as many sellers pulled their homes off the market over the holidays. That combination often creates a favorable window for sellers who stay active, as motivated buyers look to secure something before more competition shows up in the spring. As always, smart pricing and flexibility make the biggest difference in this type of market.
