We had no new showings or offers over the past seven days. There are currently 2 pending properties in the park, both priced at $55,000, which gives us useful information on where buyers are currently responding. We’ll continue monitoring those pending sales along with the remaining active competition before making any changes.

The Spokane market is different from what we’ve grown accustomed to, with more sellers competing for a smaller pool of active buyers. At a recent brokerage meeting, agents from across the Spokane market shared very similar experiences: buyers are taking longer to decide, often viewing homes multiple times and continuing to shop even when they find one they like. With mortgage rates near 7% and more options available, buyers simply have less urgency.

Patience is key in today’s market. Price adjustments can help create new activity, but sometimes the right buyer simply isn’t in the market yet. We’ll continue keeping each listing in front of potential buyers, monitoring feedback and competition, and making adjustments when the market supports them.
