Thoughts for the Week: Hope your December is off to a great start! Spokane’s latest numbers show the market easing into its winter pattern with a median price of $412,500 and homes taking around 37 days to sell as buyers move more thoughtfully this time of year. Inventory is still higher than last year, though we’re beginning to see some sellers pull their homes off the market for the holidays, which usually continues through December. That seasonal tightening often creates an opportunity for sellers who stay listed — the past couple of years we’ve seen January and February bring a wave of motivated buyers trying to beat the spring rush. Nationally, all eyes are on the Fed with a potential rate cut expected this week, but most experts agree it likely won’t move mortgage rates much since the market has already priced it in.

On the ground, this week was a good reminder that creativity matters right now. One of our listings received an offer so far below the recently reduced price that the best response was no response at all — and that’s perfectly okay when the numbers don’t make sense. On the other hand, we’ve helped sellers accept offers where buyers covered all closing costs, including commissions, excise tax, and title fees, because the net outcome was stronger than waiting for a higher purchase price. And for another seller, we negotiated repairs upfront before going under contract so there were no surprises later. Every situation is different, and I’ll guide you through whichever structure gets you the best result.
