As we move through mid-January, the biggest story locally has been how quickly inventory has tightened up. Just a few weeks ago, active listings in Spokane sat at 2,819 the week of December 27th, dropped sharply to 2,325 the following week as sellers pulled homes for the holidays, and have now settled back in around 2,395. That quick swing is very typical for this time of year and helps explain why buyer activity often picks up faster than expected in January. Nationally, mortgage rates are hovering near 6%, and purchase applications have jumped recently, which tells us buyers are paying attention when rates cooperate. The combination of fewer homes on the market and improving buyer confidence tends to reward sellers who stay active early in the year, especially before spring inventory arrives. This is usually the window where pricing correctly, staying flexible, and being well prepared can create real momentum.
