Hope you had a great Christmas! As we wrap up the year, the broader housing story for 2025 has really been one of normalization. Nationally, inventory finished the year up about 16% compared to last year, prices stayed mostly flat, and days on market stretched out, which has shifted expectations for both buyers and sellers. Roughly 39% of listings nationwide saw price reductions this year, reinforcing the idea that pricing accuracy and flexibility mattered more than urgency. As we move through this final holiday week, it’s very normal for activity to slow as people unplug and focus on family, but this quieter period often sets the stage for motivated buyers to re-enter the market early in January when inventory is lower. Next week, I’ll send out a full recap of how December shook out locally and a look back at what 2025 meant for our market as a whole.
